About Carl E. Sera, CMT
Hi, I'm Carl Sera. I help real estate investors, advisors, and institutions navigate 1031 exchanges, 721 DSTs, and other tax-efficient exit strategies — without commissions, conflicts, or sales pressure. As the President and Managing Principal of Sera Capital, I lead a family-run fiduciary RIA built on one simple belief: clients deserve independent, fee-only guidance when they sell investment property and want to defer taxes.
We started Sera Capital to bring clarity, transparency, and fiduciary care to a part of the industry that’s historically been commission-driven and opaque. Our team advises on everything from Delaware Statutory Trusts (DSTs) and 721 UPREITs to Deferred Sales Trusts, Structured Installment Sales, and Qualified Opportunity Zone Funds — helping clients compare, evaluate, and implement the solution that fits their goals.
In 2023, National Brokerage Firms selected Sera Capital as its DST partner following an independent search led by Big Four Due Diligence. That validation meant a lot — not just because of the size of the firm, but because it affirmed our mission: to make fiduciary, conflict-free 1031 and 721 DST advice accessible nationwide.
Today, we serve two main audiences:
• Investors and families seeking to defer capital gains taxes, diversify their real estate holdings, or plan their estate more efficiently.
• Advisors and institutions that want to offer 1031/DST capabilities to their clients without adding licensing, conflicts, or complexity.
Whether you’re exploring your first 1031 exchange, evaluating DSTs, or building a scalable 721 DST platform for your firm, we act as your outsourced 1031 arm — handling due diligence, analysis, and execution with full transparency.
If you’re curious how fiduciary 1031 and 721 DST planning actually works (and why firms like National Brokerage Firms and Private Banks trust us with it), visit SeraCapital.com or book a brief introduction call here: SeraCapital.com/contact.
We’re here to help investors and advisors make smarter, tax-efficient real estate decisions — built on independence, not commissions.

About Sera Capital
Sera Capital is a fee-only, independent registered investment advisor specializing in Delaware Statutory Trust (DST) investments and 721 Exchange (UPREIT) strategies for real estate investors, business owners, and their advisors.DSTs and 721 exchanges represent over 90% of what we do. When a landlord or business owner needs to exit a highly appreciated asset without triggering a large capital gains tax bill, we build the full strategy — from the initial 1031 exchange through DST selection to the eventual 721 UPREIT conversion.
What sets us apart: we are fiduciaries, not brokers. We waive 100% of commissions and are never tied to any sponsor, product, or institution. Every recommendation we make is built around your outcome, not ours.
We help investors navigate:
▪️ Delaware Statutory Trust (DST) selection and due diligence
▪️ 721 Exchange (UPREIT) conversions from DST to REIT
▪️ 1031 Like-Kind Exchanges into DST replacement property
▪️ Section 453 Deferred Sales Trusts and Structured Installment Sales
▪️ Qualified Opportunity Zone Fund investments
▪️ Charitable Remainder Trusts
▪️ Business exit planning
We also partner with financial advisors, CPAs, attorneys, and qualified intermediaries nationwide — handling the technical complexity while you maintain the client relationship.
Founded in 1990 and anchored in Annapolis, Maryland.

Tips for Writing a Helpful Review
Be descriptive. Instead of just saying what you like or dislike, share why. What have you enjoyed most or least about your experience with the provider? Have they helped you overcome a difficult financial challenge or strengthened your knowledge about particular money matters? The more details, the better!
Be honest. Your rating and review should reflect your actual experience.
Stay relevant. Ensure your review is helpful to others by avoiding off-topic discussions or personal opinions not relevant to your direct experience.
Make your review easy to read. Reviews should be readable to others. Use proper grammar, avoid excessive capitalization or punctuation, and be sure to check your spelling.
Be yourself. Don’t post as, or pretend to be, someone else, and do not say you’re associated with a person or organization with which you are not.
Be nice. Don’t write abusive, hateful, threatening, or harassing content. Avoid personal threats, hate speech, obscenities, or inflammatory language.
Respect the privacy of others. Don’t post information that can be used to identify another individual or compromise their privacy.
